Who Is Actually Responsible for Your Project? 

A pergola is engineered to stand up to wind. That engineering only means something if someone with real credentials signed off on it and a real inspector checked the work.

In Florida, neither is a given. State law allows a company to operate under a license leased or purchased from a third party, and much of this industry does exactly that. The name on the permit may belong to someone who has never seen your yard, and when the structure fails, the trail ends somewhere you can't follow.

Now consider that most outdoor projects get divided among four companies, each handling one trade and none of them talking to the others. The pergola crew didn't build the base, the base crew never knew a pergola was coming, and nobody drew the whole thing on one page.

We hold our own Florida general contractor license, and we build entire outdoor spaces rather than just pieces of them. The design, permit, HOA approval, base, and structure all belong to us.

Permits and HOA Approval

A pergola is a permanent structure, which is why most South Florida municipalities require a building permit before installation begins. Requirements vary from city to city.

We prepare the documentation, file it with the appropriate authority, and track the application through approval before scheduling the build. If a permit carries a fee, it passes through to you at cost. We don't mark it up.

Then there's your homeowners association. A pergola is a permanent structure that changes how your property looks from the street, which puts it near the top of what architectural review committees care about. Almost every community in South Florida has one.

We prepare that application too, submit it, answer whatever the committee comes back with, and follow it through to a decision. It costs you nothing. Approval averages about 15 days on our projects, and the signed approval reaches us before it reaches you.

Build

We install according to the approved plan, and if pavers are part of the project, both scopes run together.
